Party A is responsible for the petrol fee ,the car maintenance fee as well as daily cleaning smoking in the car is forbidden Any damage cost occurred due to party A's fault shall be borne by party A

第八条：甲方负责车辆的油费，车辆常规保养，车辆每日清洁，车辆中严禁吸烟，保证乙方安全可靠卫生租用该车。

Party A undertakes, not to use, cause or permit third Party to use any part of the Building and Premises for any illegal, immoral, or improper purpose, or for gambling or any dangerous, noxious, noisy, or offensive trade or business, or any purposes whatsoever in any way that may cause any nuisance, annoyance, inconvenience, damage, or damages to or suffered by Party B and Party Bs sublessee; and not to lease to any party the common area within the Building for its business or promotion, unless otherwise provided in this Agreement expressly.

甲方保证，在本大厦及房屋之任何部份內不会从事或允许他人从事任何违法、不道德及不正当之用途，或赌博，或任何危险性、剧毒性、产生噪音或有危害性之行业或业务，或任何可能导致乙方及乙方的分租户受到滋扰、不便或损害的用途；和除本协议另有的明确约定外，不得将大厦内的公共区域出租给任何人用于经营或促销。

Party B can not transfer the lease of the premises or sublet it without Party A's approval.

在未获得甲方允许的情况下，乙方不得将房屋全部或部分转租。

Party A shall ensure that the house and subsidiary facilities are applicable and safe.

租赁期内，甲方应保障该房屋及其附属设施处于适用和安全的状态。

Lessor shall submit the written substantiation of these expenses when claiming the monthly payment.

甲方在申请每月支付时应递交此类费用的书面证明。

Without the approval from party A, subleasing ,transferring the lease items or making subtenancy, transpose.

未经甲方同意，擅自将房屋转租、转让、转借他人或调换使用的。

甲方收到货款总值__30%__的定金，开始下单操作。（中途追加定货，则要追加订金

If not, Party A has right to suspend classes.

如果不这样做的话，甲方有权停课。

The landlord shall guarantee the Tenant's right to use the premises during the period as stipulated in the lease term.
